Home Tending is a professional service where select individuals are placed in Executive Homes with the Home Tender’s fine furnishings whose main objective is to assist you, the home owner, in selling your home faster and at a higher price.

When a property is ‘vacant’ it can take up to 2 or 3 times longer to sell. Most buyers find it very difficult to envision their furnishing in a house that is vacant so they tend to buy homes that are currently occupied. The reason for this is because they ‘connect’ much faster to a property when it has a ‘lived in’ feel to it. The only way a property can have this is when someone actually lives there and is ‘tending’ to it.

Our “Home Tending Professionals” program is a unique service. We’re dedicated to finding quality hometenders who poses exquisite furnishings to better show vacant or foreclosed bank owned properties. We’ll take care of utilities, landscaping and pool chemical maintenance, NO charge to you. That’s correct. There is NO charge for our service. The property is kept ‘show ready and clean’ at all times. Our hometenders will always leave the property during scheduled showings. Property lighting will be left on during showings so that potential buyers can easily see the interior details. It’s really a win-win for all involved in our program. Financial institutions are excited about our program and it’s easy to see why. Our program helps them sell vacant foreclosed properties faster. This service is absolutely No charge to you.

A vacant or property tends to deteriorate at a much fast rate than a lived-in property. When that happens, the market value of the property drops at an alarming rate. In some cases these properties don’t even have utilities on and that leads to a stale or stuffy home. When a potential buyer goes to see these homes they are uncomfortable during the showing and will not take as much time to thoroughly view the property. Due to the short time inside the home they will more often decide to not make an offer. They will move on to the next ‘more comfortable’ property in which they can spend quality time. The more time a potential buyer spends in a home the higher their chances are of connecting with it and making an offer.

Also, there is the issue of squatters. Vacant or foreclosed properties can be a welcome sign for squatters. Due to their ‘non manicured landscape look’ squatters can easily tell that no one lives in the property. They sometime take up residency during the night. Often they steal whatever they can from the home. Please don’t allow this to happen to your property. A professional Home Tender is an individual or family who assists H.T.P by living in the home and caring for it while it’s on the market. H.T.P selects and trains each Home Tender to conform to our highest standards. They are contractors of HTP and know that the primary reason they are there and our number one goal is to assist the Home Owner, Realtor and Builders sell homes faster. Home Tending Professionals prescreens and qualifies responsible occupants to care for and maintain your home while it is on the market. The Home Tender is contractually obligated to furnish and keep the home in its top condition to attract buyers for a quicker sale. During their stay the Home Tender will pay all utilities and maintain the property inside and out, including lawn and pool care as needed. All home furnishings and décor will be overseen by Home Tender Professionals

It is totally FREE to both the Homeowner and the REALTOR! H.T.P reduces the Homeowner’s costs by paying all utilities, lawn and pool services. We purchase a Home Warranty policy and maintain a $1,000,000 Liability Policy and because the house is no longer vacant, the Homeowner’s Insurance premiums are drastically reduced. H.T.P Home Tenders are also required to maintain an insurance policy with a minimum of $300,000 in Liability and to insure their personal belongings. Marketing Appeal is greatly improved by the Home Tender’s assistance in maintaining the home for showings. Homes staged with HTP Home Tenders typically sell faster than Vacant homes by large margins 50%-60% Times Faster {*85% according to RESA 2009}

As soon as you accept an offer, we begin the process of relocating our Home Tender. We work hard to accommodate all parties to the sales transaction. Unlike a tenant, our Home Tenders are under contract to move on short notice. We return your home in as good or even better condition than received, and the new buyer gets a fresh, clean home to move into.

For a select group of pre-screened individuals, the Hometenders or resident-caretaker contract provides an exceptional value in temporary housing. For a monthly fee that’s much lower than comparable rent, the Home Tenders family enjoys a comfortable lifestyle in an upscale residence. Hometenders homes typically sell for $300,000 on up, but the “HomeTending” residence fee, on average, is between $650 to $1500 per month. In exchange for keeping the house in ‘show ready’ condition, Home Tenders can enjoy the highest standard of living at a much reduced cost. H.T.P services are FREE to Realtors and to Homeowners. We collect a service fee from the Home Tender. Realtors who show our homes often comment that H.T.P Homes are the easiest to show; even easier than owner-occupied homes! All H.T.P homes are available for showings 7 days a week from 9AM to 8 PM. at a moment’s notice!

NO!  Home Tenders are contractors of Home Tending Professionals, Inc. and they provide a service to our company. They do not pay Rent nor do they have any rights under the Landlord Tenant Act.
